The University of Indonesia or Universitas Indonesia (UI) maintains 100 hectares of forest within its 309-hectare site area. With six lakes scattered over the campus area, it offers a harmonious jungle environment for the school. The UI Station 1 and Station 2 are an external and internal means of transportation to and from the campus.

he stations are designed to blend and connect with its surroundings, linking to pedestrian and bicycle tracks to provide easy access. Where necessary, new walkways and cycling tracks will be built to further improve accessibility. The bridge connecting the UI campus to Station 2 will become a new main gate for visitors.

The design of the new stations is inspired by the concept of movement; the building masses were made ‘fluid’, to represent the dynamics of the train movement.

Reforestation has also been carried out along the sides of the train track, so that the trees will work as a barrier or divider between UI and Margonda area.

Taman Ismail Marzuki (Ismael Marzuki Cultural Park)

The existing Taman Ismail Marzuki is an old place dedicated to the arts. The government and the Indonesian Architecture Institute of DKI Jakarta called for a design competition to revitalise and transform it into a vibrant public space and green reservoir for the city. Andra Matin’s team came up with the award-winning design.


Thematic park

“Ismail Marzuki” is the name of a famous native musician, and it has been attached to this development for a long time. In commemoration of his place in the Indonesian music scene, the designers borrowed notes from a well known song he created and used it as a ‘tool’ to define the park’s landscape and architecture. Superimposed on the site, the notes become the placement spots for new trees, sky lights and furniture, while the grid lines mark the access into the site. Used also on the building, the composition creates dynamic façades, consisting of different intensities of lines, dots, layers and depth.

Bridge

The bridge is designed as a packed container to reduce building coverage area; it is used to accommodate as many function as it can, not only from the previous existing building, but also new programmes related to the arts and other supporting facilities like F&B outlets. At the same time, it symbolically connects the old and new functions, and the public and private areas of the whole park. The container itself is five storeys high, but it is elevated 12 metres above the ground to allow for the continuity of space.

Preservation

To preserve the memory and the soul of the place, and to minimise waste, the designers decided to preserve the old Jakarta Art Institute campus at the back end of the site. Only the ground floor parts of the campus buildings will be renovated—the walls will be demolished, leaving only the structures to lend a sense of connection. All the ground floor functions will then be relocated either to the first floor or to the bridge. The result is a continuous open space on the entire ground floor, dedicated to the mingling of public and private activities.

Sentra Niaga Tangerang

The building complex is located in the fast-developing city of Tangerang. The project combines the commercial function in the mall and the hotel with a recreational utility in the form of a plant and flower kiosk and open landscape. Visually, the plant and flower market and landscape have been designed to become the focus of the complex. The crops kiosk has been arranged in geometric patterns, resembling the gardens found in Europe.

Taking into account its surrounding environment, which has yet been developed, the project is implementing a drainage system that could also be used for the area around it. Located so close to nature, almost all the lighting and ventilation systems have been designed to blend in with the open plant and flower kiosk to save energy; the hotel lobby has been integrated with the landscape; and the commercial mall has an open parking system.

Penabur International School

The client’s mission is to provide an international school that allows for quality, creative learning within a safe, Christian environment—to help students achieve their highest potential and develop strong values and beliefs.


Elements of the school logo (a cross and books) have been incorporated into the design of the building. The cross is shown on the façade of the cylindrical tower. The books are reflected by the ‘super books cabinet’ on the southeast façade. The concept of crafting a student’s mind, heart and spirit is encapsulated in the form of three elliptical towers. The super tree metaphor used on the southwest façade shows environmental awareness and also symbolises the growth of the school.

Roof gardens and canopied courtyards provide socialising and learning spaces. Green areas on the ground floor also act as a good sound barrier. Solar panels provide at least 30 percent of the building’s electricity consumption. Grey water is recycled and rainwater is harvested for reuse.

REGATTA The Icon, a Nautical Theme Superblock in Jakarta

Every country has iconic building: Eiffel Tower in Paris, Leaning Tower of Pissa in Italy, Pyramid in Egypt, and Statue of Liberty in US. What about Indonesia? The next icon of Indonesia will be REGATTA, a collaborative mega project between PT Dharmala Intiland and PT Global Ekabuana.
Created by architect WS Atkins who also designed Burj Al Arab in Dubai, REGATTA The Icon comprises 10 apartment towers, hotels, Aqua Park and Service Apartment in a land of 11 hectare. With a view facing Java Sea, the exclusive residential REGATTA offers waterfront living concept.

Word “Regatta” comes from a type of ship used for racing, and it is transformed into the silhouette of sailing ships and a lighthouse.

Located in Tanjung Duren, West Jakarta across Mall Taman Anggrek (one of the largest shopping centres in Jakarta), the site sits on an open green area.

The brief is to develop a high-end residential development with a unique form, surrounded by greenery. The designers conceptualised the building to have a slender form—the tower is divided into two wings, each with a different height. They also took the surrounding greenery into the project—between the two towers, there are open spaces to allow for sky gardens and landscaping.

The corridors use natural ventilation to reduce the use of air-conditioning. Green terraces are incorporated at every six levels. The majority of the openings of the façade faces north and south to reduce heat gain.

Although the project is conveniently located close to a large shopping mall, the rest of the area is still undeveloped. Bounded by a toll road and a river, part of the challenge is to monitor the neighbouring environment and ensure that the residents’ quality of living would not be compromised.

KUNINGAN CITY, another Mixed Use Development in Jakarta

Flagship Project of Agung Podomoro in Casablanca

Agung Podomoro develops another Super block in Jakarta. It’s Kuningan City, located in Jalan Satrio near Casablanca Tunnel, Kuningan. This mixed used project will take investment of 2.2 trillion IDR (224 million USD); 70% of capital comes from Agung Podomoro Groups and 30% from Bank’s Loans

Kuningan City is situated in the site of 3 hectare wide. Total floor area will be 387,000 m2. This flagship project consists of two apartment towers (40 stories and 468 units of each), one office tower (31 stories, 64,000 m2 total floor area), one entertainment retail (40,000 m2 floor area) equipped with convention hall of 1,000 persons capacity, and multilevel car park of 3,400 car unit capacity.

Designed by DP Architects Pte Ltd, Architecture consultant of Singapore, Kuningan City will finish in 2010.

Handaka Santoso, CEO of PT Arah Sejahtera Abadi, the subsidiary company of Agung Podomoro Group said that this project aims middle-up market segment who aspire easy-access residential and entertainment places. People can work, relax, and play at one place.

Concurrently, Agung Podomoro is also building another mixed use project in Tanjung Duren, Jakarta, namely Podomoro City. This flagship projects is also designed by DP Architect of Singapore and consists of office tower, hotel, apartments, shopping mall, and shopping arcades.

The Plaza Indonesia

he Plaza Indonesia Extension project is the second phase of a super-block development, located at one of the most prestigious intersections in Jakarta. This mixed-use project consists of one 50 story office tower, one 46 story luxury condominium tower, a six level retail podium, and five levels of subterranean parking and building services. The total gross area of construction is approximately 200,000 square meters (2.15 million square. feet).

Ciputra World

The Ciputra World Jakarta, which is expected to cost about Rp 4.2 trillion to build, will be developed in stages over a period of between three and seven years. Construction will commence by the end of this year.

The 558,000 square meter Ciputra World superblock will be built on an 11-hectare plot in the heart of the city's "Golden Triangle", linking Jl. H.R. Rasuna Said, Jl. Jendral Sudirman and Jl. Gatot Subroto.

"The project will be developed in three phases. The first two are expected to be completed by 2010, while the date for the third has still not been decided. But it shouldn't take longer than 2012," company director Artadinata Djangkar said.

Kemang Village, Great Mixed Use Project in South Jakarta
PT Lippo Kawarawaci has been developing mixed use project, Kemang Village. The project is located in Jalan Prapanca Raya, South Jakarta in the 11 hectare land area.

Kemang Village will consist of condominium, hotel, and shopping mall called Kemang Village Apartment, Aryaduta Hotel, and Kemang Village Shopping Mall. The apartment has total floor 51,415 sqm wide and the shopping mall is 10,969 sqm wide. The hotel will has 200 rooms and 13,398 sqm floor area wide. It will be managed by Aryaduta, the renowned hotel operator. The area is also equipped by hospital and SOHO (Small Office Home Office).

Kemang Village aims medium and high market segment especially people from South Jakarta either the local or expatriate.

To build this project, Lippo is budgeting 400 billion IDR (40.8 million USD).

Senayan Square

Twenty hectares (49 acres) of urban redevelopment project is underway creating a mixed -use complex on the south side of Indonesia’s capital city of Jakarta . St. Moritz, the Tallest Building in Indonesia

Indonesia will have one of the tallest buildings in the world as Lippo Group is to build The St. Moritz, a residential project in the area of 135 hectare in Puri Indah, West Jakarta. The 66 floored building will be the icon as the tallest building in Indonesia.

Area 24 mixed-use complex is located adjacent to the intersection of business and commercial activity, along the peripheral line of central Jakarta (Pancoran district) and the commercial-residential district in south Jakarta (Kalibata district).

The complex consists of 558 residential units, 49,396-square metre of office space and 7,316-square metre of commercial activity on the ground level. Following the need to clearly define private and public domains, the two apartments buildings were shifted to the back, while the office tower acts as an outstanding landmark in front.

The office tower is composed of ellipse-shaped floor plates to maximise the surrounding view and a white archway frame to symbolise the gate between the two districts. In magnifying this symbol, instead of having a solid crown, a hole is created at the peak of the tower to amplify the visual impact of the gate in connecting the two districts. Other smaller Morse-code-like holes help ‘break’ the solid surface of the white arch frame.

At the entrance area on the ground floor, a welcoming gesture of linear and undulating strip was seamlessly blended into the surrounding urban milieu. In contrast to the plain white colour and glass surface of the tower, this strip façade has a more festive texture and colour to reflect the vibrant commercial-recreational activity on the inside. Visitors are led through a circular retail promenade as transition between the vehicle area and pedestrian zone before arriving at the main garden. The central open area connecting the two apartment and office towers is a green oasis filled with foliage for residents, office workers and visitors to interact and mingle. The other garden next to the eastern apartment has a modern lagoon that also doubles up as a water catchment area besides being a recreational facility. The lagoon is surrounded by several pilotis to enhance permeability and visual access. Other green spaces such as sky lounges and roof garden were also incorporated in the apartment buildings.

Contributing to Jakarta’s efforts to meet the demands for high-end office space, the Sahid Perdana Towers, located in the Sahid City Superblock in the heart of the city’s central business district, consist of two main towers: a 50-storey five-star hotel and a 45-storey office building. At ground level the twin towers flank a graceful globe-like exhibition hall and performing arts centre; the same shape is mirrored by the ‘spa in the sky’ that connects the two towers higher up.

The client sought a building that illustrated both modern design and Javanese culture, an aim the architects achieved through the towers’ shape and envelope. Jakarta Tower (588m) when Built in 2009 will be the tallest free standing Tower in the World Surpassing CN Tower (553m). The winning design was created by Murphi/Iohn from the United States. However, since the design was too costly to develop, the government opted the runner-up design by East China Architecture Design & Research Institute (ECADI), who created Oriental Pearl Tower in China.

^I'm no architect but I believe some are not made for SEA weather/environment.

I believe the buildings are designed to withstand the weather. The buildings are primarily made from steel structure and some concrete part (i think primarily at the foundation part) with glass panels to cover the whole building. Those buildings should last at least 100 years in current SEA weather given they don't experience major physical perturbations such as bombing, major earth quakes, super concentrated acid rain, etc. But if the design will be more eco-friendly, that is another whole different question. There is a probability the rooms inside the building might get too warm and thus requires more energy to suck out the excess energy out of the building, which means more air conditioners installed. But importantly I hope the projects will be useful to push inDonesia economy growth. what disappointed me is, I still haven't seen any big projects to solve Jakarta's annual flooding problems and traffic jams.

Looks like some great projects are planned or already under construction, but I strongly advise the authorities to build these projects on a foundation of "good city management".
The transport network, the roads, and the various utilities, electricity, gas, water, the stormwater drains and sewers, and the electronic communications cabling, needs to factored into any plans to improve the city.

I understand where you guys are coming from regarding the slums/poverty/clean air issue, but you have to remember that some of these project are the result of foreign investor and Indonesia needs that, and it helps create more jobs icon_wink.gif

Foreign investors don't really care if Jakarta could improve. They are there to invest and expect a return.
It's up to the govt AND people to quell the problem of flooding and pollution. Don't just blame the officials, no matter how much effort they try to clean the city if the people still litter and continue an unsustainable lifestyle the city will still look crap.

I believe the SBY administration doesn't have the authority over Jakarta. It up to the governor and his team that have authority over the problems of Jakarta. So it's up to Fauzi Bowo I think.

Ex-journalist Daniel Ziv has often criticized the Jakarta governor for poor management of the city..... roads, pollution, filthy waterways, and the shanty towns are just bulldozed to make room for more monuments and shopping malls, without any help to the poor people who are evicted.

All of us could put our money together and invest in an apartment.
The ownership title would have to be in the name of one of our Indonesian members, but we could have a gentleman's agreement to share ownership.
One lucky dude would live alone there for most of the year, and when the rest of us visit Indonesia, we could stay there too.
Then many years down the track, when apartment prices have gone through the roof, we could sell and divide the money equally and re-invest in more properties.
Just an idea.....

^Do not forget the fact that most of them are living there without permit. I'm not defending the governor, I think we got too much malls but you must acknowledge that most people living in slums around Jakarta are living there illegally. What I think should be done is rather than evict them, set the slum area as a proper residential area.

Jakarta has some amazing buildings, on the other hand (like someone mentioned here before) they should improve their public transportation system, i.e. skytrain like in Bangkok for example...
