Nicaragua is safe, the safest country in Central America. Don't let people tell you it is not, do your own research. Nicaragua has the 2nd lowest homicide rate in Central America (after Costa Rica) but it has the lowest overall crime rate. Guatemala is also beautiful and has a good real estate to invest in, however, it seems you are worried about safety. In reality Guatemala is considered the most dangerous country in Central America. It has the 2nd highest homicide rate and highest crime rate in Central America.
Investing in Nicaragua Involves Very Few Restrictions. A foreign investment law ensures you can repatriate 100% of your profits and, after three years, the initial investment as well. (Even if you don't 'register' your investment, banks will freely repatriate profits.) You'll find no legal grounds for discrimination against you when you invest. The law allows for 100% foreign ownership in every economic sector. And there are no restrictive visa or work-permit requirements to inhibit investment.

Investing in any foreign land involves a little risk.
Usually it depends on how stable the gov't is at the time.
Look at Cuba, back in the early fifties, it was the place to invest.
Beaches and hotels and casinos ... then Castro took over and evryone lost their investments.

You just can't look at crime statistics and the laws about how to get your money back.
Gotta look at the gov't and what will happen if the gov't f--'s up ... along will local economy.

Concerning Cuba the smart investors must have known what was going to happen. Nations which have foreigners controlling most of there economy and who repatriate the profits while poverty is rampant should know what can happen.

The Cuba Railroad Company was financed and operated by US corporations. US company controlled the only oil refinary. US companies controlled 40 per cent of the island's sugar lands, 80 per cent of its public utilities, 90 per cent of the mines and cattle ranches. The leather from the cattle was then sent to US where they made shoes to sell to Cuba.

Cuba produced tomatoes which was some of the few foods they did not have to import mainly from the US. They exported some of the tomatoes to the US where they were processed and sent back has canned tomato paste. Many of the hotels and Casinos which were located in the Capital were owned by US interests including gangsters. While all this was happening the majority of the people outside the Capital City continued with there poverty. Since the island government was owned by outside interests nothing was done.

Those foreigners who invested in Cuba lost nothing. They made tons of profit.

Isn't that Nicaragua is a haven for drug smugglers? That is the reason why I don't buy it.

Sorry, but only part of your post is correct.
Still it was to show you that nothing is absolutely safe.
Regardless of how you think about Cuba ...
investing in foreign countries without regard to the gov't's condition is just not a good idea.
But hey, its your money ... do what you want with it.
